Our goal is to help every one of our tenants to seamlessly transition into their rental property. Whether you're moving into one of our homes or you're preparing to say goodbye, we've created these checklists to make certain we're all on the same page.

Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent check, security deposit, and all other fees must be paid when you come to the lease signing. Please confirm the amounts with us beforehand.

Move-in Date & Inspection

We'll review all of the ins and outs of your move-in at the lease signing.

Utilities

We recommend placing all of the utility accounts for your rental in your name immediately after signing the lease. Be sure to take care of this promptly, or you could lose access and get hit with administrative fees.

Move-out Checklist

Notice of Intent to Vacate

If you know you will be leaving your rental home, please provide us with written notice. This gives us time to begin preparing for a new tenant.

Property Condition

Your home should be returned to its original condition before you hand in the keys. Don't forget the following important steps:

  • Rental Cleaning: You are responsible for cleaning your rental and removing any belongings inside. Dispose of all garbage and take the time to thoroughly sanitize your food preparation areas and bathrooms. You'll also want to wipe down hard surfaces in every room, clean the floors (vacuum/mop/sweep), and repaint if you have unapproved paint in your property.
  • Landscaping & Outdoor Areas: If you have outdoor space where you routinely handle lawn care and other minor maintenance, take care of these chores once more before you vacate.
  • Repairs: If there is any cosmetic damage inside your rental home, please take every measure possible to repair these issues. This includes filling nail and screw holes and replacing broken glass and burnt light bulbs.

Security Deposit

All tenants must pay a security deposit to secure their rental home with us. After you vacate the home, we'll perform a final inspection to check for damage. If we find anything amiss, we'll schedule repairs and deduct the expenses from your deposit.

The remainder will be returned to you, along with detailed notes and an invoice.
